What is Legionnaires’ Disease?
Legionnaires’ Disease is a pneumonia like illness caused by the Legionella bacteria and occasionally can result in fatalities. Although water-borne, an infection can be caused by breathing in small droplets of moisture contaminated by the bacteria, however, the disease is not contagious and cannot be passed from one person to another.
Legionella bacteria are found naturally in the environment and under certain conditions, contaminate and grow in water systems. This includes domestic hot and cold water systems such as central heating. They can survive low temperatures but thrive at temperatures between 20 – 45°C if the conditions are suitable.
Who is Responsible?
Landlords of residential properties have a legal obligation to combat Legionnaires’ Disease.
Health and safety legislation now requires that landlords carry out a risk assessment for the Legionella bacteria which causes Legionnaires’ Disease thus reducing the potential for any outbreaks. Although the chances of any bacterium being present in a rented property’s water system is very low, it is important that risk assessments are carried out and measures introduced to control any possible contamination.
